Majamaja Helsinki Village/Villa reservation terms and conditions

PLEASE READ THROUGH CAREFULLY BEFORE YOUR RESERVATION

The terms and conditions below apply for reservations made for Majamaja Helsinki Village or Villas operated by Majamaja. The accommodation provider (Majamaja) reserves the right to apply special terms and conditions that differ from these in case of public holidays, special events, seasonality, natural disasters or additional services require so.

1. BOOKING AND CONFIRMATION

When reserving a room, your name, address, contact details, arrival- and departure time and method of payment are required. A reservation is binding once it has been confirmed on the website booking site. The accommodation provider is entitled to apply different kinds of rules such as reservation fee or credit card guarantee in order to secure the reservation. Please see more information below.

2. ARRIVAL AND DEPARTURE

The reserved villa is at your disposal from 3:00 pm (Check-in time) on the day of arrival/reservation. On your departure day the villa must be vacated by 11:00am (Check-out time). The accommodation provider is entitled to apply exceptions on check-in and check-out times stated above. For safety reasons, only checked-in guests are allowed on private premises and the maximum capacity per villa may not be surpassed. All reservations must be fully paid in advance of your stay. Please always provide your arrival time and arrival method (by boat, car, bicycle etc.) to the Majamaja concierge service at least 48 hours before your stay to enable a smooth check-in experience.

3. GUARANTEED RESERVATION

Majamaja reserves the right to require a complete advance payment in order to guarantee the reservation. Mandatory reservation fee of 20% of your total fee is always required when making a booking/reservation. All reservations must be paid in full by 30 days prior to arrival. If the booking is made by less than 30 days prior to arrival, the reservation must be paid in full at the time when the reservation is made.

4. CANCELLATIONS AND NO ARRIVAL

Your reservation can be rescheduled or cancelled up to 30 days prior to arrival. No cancellations are allowed within less than 30 days prior to arrival. No refunds will be processed for cancellations that are less than 30 days from the arrival. If reservation is not paid in full amount 30 days prior to arrival, accommodation provider reserves the right to cancel the reservation with no refunds. If you wish to cancel or reschedule your stay, please contact Majamaja Helsinki concierge service as soon as possible. 

5. PAYMENT

We accept the most common credit/debit cards and bank transfers via an invoice. Credit card surcharge is 2%. Bank transfers are free of additional charges. We do not accept cash unless it is coordinated with our concierge in advance. We do not accept foreign currency, vouchers or cheques.

All reservations must be paid in advance. When reserving a villa the accommodation provider is also entitled to approve and charge international credit cards. The accommodation provider is entitled to require a deposit during your stay, to cover any damages that may have occurred to the property or its features. The amount of deposit may vary, being the total deposit sum between 50-400€.

6. GUEST BEHAVIOUR IN THE PROPERTY

We follow rules, good manners and respectful behavior at our property. In case of breaking these rules or these terms and conditions you may be immediately removed from the premises or property. In such cases you are still obliged to pay for the accommodation and additional services ordered. You are not eligible to claim a refund for payments already made. For safety reasons, only checked-in guests are allowed on private premises such as inside the villa and the maximum capacity per villa may not be surpassed. Please also refer to below additional terms and conditions.

7. RESPONSIBILITY ON YOUR VALUABLES

The accommodation provider is not responsible for any valuables or personal belongings stored in your villa. The accommodation provider is not responsible for damage or disappearance of vehicles or boats (or any valuables inside the vehicle/boat) kept in the parking/mooring area. The overall area is in its natural state and not supervised, and the accommodation provider is not responsible for the property kept in there.

8. GUEST’S RESPONSIBILITY ON DAMAGE

As a guest you are responsible for damage caused on purpose or by accident by you, your guest or your pet in the villa or within the premises. This applies also to the villa furniture and other equipment, other guests in the property or their property. The responsibility for caused damage is determined by general principles, these terms and conditions or by governing laws.

9. RENTING VILLAS FOR MINORS

Only a person over the age of 18 is allowed to make a reservation. The adult making a reservation for a person under the age of 18 will be held responsible for the minor, whether he or she accommodates with the minor or not. 

10. NATURAL HAZARDS AND ACCESSABILITY

Please note that Majamaja Helsinki is surrounded by wild nature, unpredictable weather conditions, slippery rocks, dangerous cliffs and water with shallow rocks and natural underwater hazards. All guests are visiting the property and the area solely at their own responsibility. Please be cautious and careful at all times. 

Due to the natural state of the property, please pay extra attention if visiting the property with children or anyone with disabilities that may affect their walking, balance or coordination. The property is not easily accessible for anyone with disabilities or restrictions in their physical abilities.

11. RESPONSIBILITY AND MAXIMUM CAPACITY 

Reservation holder is responsible for the entire group and all its members visiting/traveling together under the same reservation. Maximum capacity of one villa is 4 people and shall not be exceeded. 

12. NOICE POLICY AND QUIET TIME

Strictly no loud noises or loud parties allowed at any times. 

Visitors must respect other guests, property and neighbours at all times. Quiet time is between 10 PM and 8 AM. 

13. RECYCLING, LITTERING AND CLEANING

No littering – please respect the local nature and surroundings. Majamaja provides recycling bins for common waste and disposes the waste according to the highest recycling standards. 

Majamaja provides complimentary cleaning before and after your stay, however, as per Majamaja policy, prior to check out guests are required to clean up after themselves in reasonable manners to leave the villa tidy. Majamaja reserves the right to charge an extra cleaning fee if the property is left excessively dirty. Extra cleaning fees start at 100 €. 

14. SMOKING, BONFIRES AND FIRE SAFETY

All villas are equipped with a fire alarm and two exit doors, and follow the local regulations and guidelines on fire safety protocols.

Smoking is strictly prohibited on all premises. 

Candles must be supervised at all times if used inside or outside.

Please always check guidelines from local authorities before lighting any fires. Lighting an outdoor bonfire is solely at visitors’ own responsibility and if allowed, it will only be allowed on specific fire pits (please also be extra cautious with wind, flora and dryness if setting up a bonfire). 

15. NO DRONE ZONE

Please note that without a special pre-approved permit from the local authorities, the area of Majamaja Helsinki is a no drone zone due to local council restrictions and the close proximity to natural reserve and a national naval base.

16. OFF-GRID WATER AND ELECTRICITY SUPPLY

While we provide a pioneering green technology to accommodate you in a self-sustained and sustainable manner off the grid, we kindly ask all visitors to pay attention to water and electricity consumption and prevent excessive and unnecessary usage of these resources whenever possible. While the off-grid solutions are providing a comfortable stay and allow you to enjoy the modern electricity and clean water, please note that the resources have capacity limitations when used excessively. Please note that the tap water is not for drinking purposes and a separate drinkable water stock is provided during your stay.

17. ADDITIONAL COMFORTS AND AMENITIES

As you will be immersed in natural setting and nature, and under different weather conditions, at least when getting to the property and back, we recommend bringing warm clothes and at least a waterproof jacket with you, just in case. You may also choose to bring a headlamp, torchlight etc. for additional lighting and comfort.

17. ADDITIONAL SERVICES

Majamaja may occasionally offer or sell additional services or experiences, such as transfer services, sauna experiences, recreational excursions, tours etc. All services must be booked and paid in advance prior to arrival, unless otherwise agreed in writing.

These services may be operated by Majamaja or by a carefully selected supplier. Please refer to your specific booking information/confirmation, contact us or request additional information if needed. All services and experiences are weather dependent. All participants are taking part on excursions and experiences solely at their own responsibility.

18. AMENITIES
